Pre-Construction/Design Services

  • Engage all vendors/suppliers either through RFP bid process or design-build selection.
  • Conduct Owner, Architect, GC & Consultant(s) kick off design/ programming meeting and review.
  • Review all construction documents requiring owner approval to assemble 100% CD’s and building permit.
  • Assemble and track master project budget, schedule of values (SOV’s), allowances, unit prices and cash flow projections.
  • Assemble and track master project schedule.
  • Provide list of value engineering (VE) options with recommendations.
  • Schedule, document and track minutes from team pre-construction meetings.

Construction Services

  • Manage weekly construction meetings with GC.
  • Review Submittals, shop drawings, samples and mock-ups, requests for information (RFI’s), change order requests (COR’s)
  • Provide weekly site inspections and progress reports to ensure compliance with construction documents, quality standards and regulatory (OSHA) compliance.
  • Provide direction and recommendations on all field issues/ concerns as they arise
  • Monitor, track and update master project budget, schedule of values (SOV’s), cash flow projections, allowances, unit prices and schedule.
  • Review all pay applications/ invoices for accuracy prior to payment
  • Ensure all permits are finalized and closed out so owner can receive TCO/CO certificates.

Post-Construction Services

  • Develop and manage punch list until satisfied.
  • Ensure closeout documents are received, complete and accurate (i.e. as-builds’, O&M’s, Warranties, etc.)
  • Ensure all final liens are satisfied and released prior to retainage distribution and final payments.
  • Identify new-facility requirements (i.e. mailing address, vending services, cleaning, etc.)
  • Conduct close-out meeting and lessons learned process.
